This steel construction warehouse includes 5,600 square feet of free-span space on a hard-corner lot. It is in pristine condition because it has been used as a martial arts studio rather than as an industrial site.
The property is located east of Carlisle Blvd and south of Menaul Blvd in that ever-popular cluster of industrial and retail buildings in a quadrant of the Northeast Heights near I-40 and San Mateo.
A new roof was installed in 2013. The ceiling height varies between 14.50 and 15.50 feet. There are 16 parking spaces. Access to the interior of the building is via a shatter-resistant front door that is part of a replaceable building wall panel that where a glass façade at least 18 feet wide and 10 feet high could be installed.
There are two bathrooms, two evaporative coolers (one to be replaced) and three suspended natural gas heaters. A large propeller-sized fan is mounted in the center of the interior space that the owners intend to exclude from the sale. The building is chain link-fenced, but the parking lot is not. Curb cuts exist on Jefferson and Prospect. The water main is on Prospect. A dumpster is contained within a block protective wall. An office space used by the current owners of about 640 square feet can be removed or reduced in size.
At the corner of Jefferson and Prospect is an operable pylon sign.
Zoning under the IDO is NR-C.
A blink camera security monitoring system currentlyu is connected to Verizon. A more robust security system is available that includes all wired contacts but requires a new head unit to become operational.
