The landlord is responsible for maintaining, repairing, and replacing the systems and structures of the building; however, the tenant is responsible for reimbursing the landlord for the reasonable and actual costs of such maintenance and repairs. The subject property will operate 12 dialysis stations.
The subject property is located less than one mile south of the area’s main hospital campus, Artesia General Hospital. Other than a small dialysis facility operated by DaVita out of the hospital itself, DaVita Artesia is the only freestanding dialysis center in town. The next closest freestanding dialysis center is located over 35 miles away from the subject property. The town of Artesia is located in the southeastern portion of the state of New Mexico with the next closest metropolitan area being the city of Lubbock, Texas to the northeast.
